Arlington roof repair
Much of Arlington was built out between the 1920s and 1950s, so a lot of roofs in Cherrydale, Lyon Park, Westover and the Claremont area are original or second-generation and past their service life. On those bungalows and Cape Cods we regularly find brittle three-tab shingle, undersized attic ventilation and decking that has started to soften. Any one of those can turn into a leak, and on an older roof they usually show up together.
Then there's the tree canopy. Arlington's mature trees shade north-facing slopes, keep them damp and feed algae and moss, and the same trees drop limbs and debris onto the roof in every storm. Our 25-point inspection checks for impact damage, rot under debris piles and moisture in the decking, documents it all in photos, and you get a written quote before anyone touches the roof.
What we fix
Older three-tab shingle on Arlington's bungalows and Cape Cods cracks and loses tabs. We replace the damaged section, check the decking underneath and tell you honestly how much life the rest has left.
A falling limb can crack shingles, split decking and bend flashing in one hit. We cut out the damaged area, replace the decking and reshingle so the patch ties into the surrounding roof.
Low-slope porch roofs on older homes collect standing water that eventually works its way inside. We correct how water is routed off the porch roof and replace the worn covering so it drains.
Active leak?
Water coming in right now? Call and we prioritize a same-day tarp to stop the damage, then schedule the permanent repair right away.
Local know-how
Arlington is its own county, so roofing permits go through Arlington County rather than a city or town office. A small repair generally doesn't need one, but a larger job that replaces decking or a big share of the roof can, and we check the requirement and pull the permit when it applies. Some Arlington neighborhoods and HOAs have guidelines on roof color and profile, so we match repairs to what's already on the house.
Storm damage is a big part of our Arlington work. Falling limbs from the June 2012 derecho and the storms since caused impact damage across the county, and wind and hail keep adding to it. That kind of damage is often covered by homeowners insurance, and we photograph and document every affected area so your adjuster has a clear record.
