What moves the price

Six things that set your price.

01

Roof Size

Roofs are priced by the square (100 square feet). A compact rambler and a large two-story colonial can be thousands of dollars apart on size alone.

02

Pitch & Stories

Steep roofs and third-story eaves need more safety setup and slower work. A walkable roof costs less to replace than a steep one of the same size.

03

Roofline Complexity

Every valley, dormer, chimney, skylight and wall joint adds flashing and labor. A simple gable sits near the low end; a cut-up roof sits higher.

04

Tear-Off Layers

One layer of old shingles comes off faster than two. A second layer adds labor and disposal weight.

05

Decking Condition

Rotted or delaminated plywood found under the old shingles has to be replaced before the new roof goes on. You can't know how much until the tear-off.

06

Shingle Line

Standard architectural shingles cost less than designer, slate-look or impact-resistant lines. It's one of the few cost factors you control.

Where you land

Low end or high end?

Lower end of the range

  • Smaller footprint, one or one-and-a-half stories
  • Simple gable or hip roof with few valleys
  • Walkable pitch
  • One layer of old shingles, solid decking

Upper end of the range

  • Large two-story or three-story home
  • Steep pitch, many facets, dormers and valleys
  • Two layers to tear off, or decking replacement
  • Designer or impact-resistant shingle line

Insurance

When insurance pays for the roof.

If wind, hail or a fallen tree damaged your home, homeowners insurance often pays for the work, and your out-of-pocket cost is typically the deductible. Age and normal wear generally aren't covered. We document storm damage with photos and measurements and work directly with your adjuster.

Repair instead?

Not every roof needs replacing.

If your roof is under about 15 years old and the damage is in one area, a repair usually makes more sense. Most roof repairs run $500 to $2,000.

What's included

What a complete replacement covers.

When you compare quotes, check that each one covers the same scope. A complete job should include:

  • Full tear-off down to the deck, not a layover
  • Decking inspected, with any bad sheets replaced
  • Ice-and-water shield at eaves, valleys and penetrations
  • Synthetic underlayment over the rest of the deck
  • New drip edge, pipe boots and step flashing
  • Chimney and wall flashing replaced, not reused
  • Ventilation checked and corrected
  • HOA color approval where your neighborhood requires it
  • Magnetic sweep and full cleanup of the property

Comparing quotes

How to compare roofing quotes.

01

Same Shingle Line

Make sure every quote names the same manufacturer and product line. A lower price on a cheaper shingle isn't a lower price.

02

Decking Allowance

Ask what each replaced sheet of plywood costs. A quote with no decking line can grow after the tear-off.

03

New Flashing

Reused flashing is a common corner cut and a common source of leaks a few years later. Ask whether it's replaced.

04

License & Warranty

Check for a Virginia Class A or Maryland MHIC license, and ask whether the manufacturer warranty will be registered in your name.

Questions, answered

Roof replacement cost FAQ.

How much does a new roof cost in Northern Virginia?
A full asphalt shingle replacement on a typical 2,000 to 2,500 square foot single-family home in Northern Virginia runs about $14,000 to $17,500. Across all home sizes, most replacements fall between $9,000 and $22,000. Smaller, simpler roofs with one layer of old shingles land near the low end; larger, steeper homes with complex rooflines, two layers or decking repairs land higher.
How much does a new roof cost on a 2,000 square foot house?
For a 2,000 to 2,500 square foot single-family home with architectural asphalt shingles, most replacements run about $14,000 to $17,500. A steep or complicated roof, a second layer to tear off, or decking replacement can push it higher.
Is roof replacement cost different in Maryland?
Across our Maryland service area in Montgomery and Prince George's Counties, the same $9,000 to $22,000 range applies to a typical single-family home with asphalt shingles. Size, pitch and roofline complexity move the price far more than which side of the Potomac you're on.
How much more does a metal or slate roof cost?
On a typical 2,000 to 2,500 square foot home, a standing seam metal roof runs about $40,000 to $50,000 and slate about $48,000 to $60,000, compared with about $14,000 to $17,500 for asphalt. Across all home sizes, metal and slate each run $25,000 to $70,000 or more, versus $9,000 to $22,000 for asphalt. Both last far longer: metal 40 to 70 years, natural slate 75 to 100 years or more.
How long does a roof replacement take?
Most asphalt roofs are completed in one to two days, weather permitting. Larger or steeper roofs, or jobs with significant decking replacement, can take longer.
Will homeowners insurance pay for a new roof?
If wind, hail or a fallen tree damaged the roof, insurance often covers the replacement, and you typically pay your deductible. Age and normal wear generally aren't covered. We document storm damage and work directly with your adjuster.
Do you offer financing?
Yes. $0-down financing is available, so you can replace a failing roof now and pay over time.
Is the estimate free?
Yes. The inspection, photo report and itemized written estimate are free, with no obligation. If your roof can be repaired instead, we'll tell you.
