Most roofs don't need replacing. They need the one thing that failed found and fixed properly: a cracked pipe boot, a chimney flashing that was caulked instead of replaced, a run of shingles lifted in the last windstorm. Fixed right, a roof with years of life left keeps doing its job.
That's how we approach every repair across Northern Virginia and Maryland. We find where the water is actually getting in, show you photos of it, and quote the repair in writing. If the roof genuinely needs replacing, we'll tell you that too, with the evidence, and never push a replacement on a roof that can be fixed.
What we fix
We trace the water to where it actually enters, which is often feet away from the ceiling stain, and fix the source, not the symptom.
Chimney, skylight, wall and valley flashing is where most leaks start. We replace failed flashing and counter-flashing, not just smear sealant on it.
Blown-off or creased shingles replaced and hand-sealed, matched to your existing roof as closely as current production allows.
Cracked rubber pipe boots are one of the most common leaks we see on 10-to-15-year-old roofs. A quick, inexpensive fix when caught early.
Rotted or delaminated plywood replaced under the shingles so the repair has something solid to hold onto.
Winter leaks at eaves and valleys fixed with ice-and-water shield and corrected ventilation, so they don't come back next season.
