Roof Repair · Fairfax, VA
Leaks, storm damage and worn shingles on the City of Fairfax's 1960s colonials, splits and ramblers in Mosby Woods, Country Club Hills and Fairfax Villa, repaired by a Lorton-based GAF Certified Plus crew.
Fairfax roof repair
Much of the City of Fairfax was built between the 1940s and 1970s. Mosby Woods alone is more than 500 homes from the 1960s on wooded streets between Route 50 and I-66, and many roofs here are on their second or third layer of asphalt. Layered roofs hide problems: water can travel between the old and new shingles before it shows up inside, and the decking underneath goes unchecked for decades.
The lots in Mosby Woods and Country Club Hills are heavily treed, so leaf debris packs valleys and gutters and shaded slopes stay damp. Hail and microbursts return most summers, bruising shingle mats in ways you can't always see from the ground. We get on the roof, find the actual entry point, photograph it, and give you a written quote and a straight answer on repair versus replacement.
What we fix
On roofs with two or three layers, water runs between the layers before it reaches the ceiling. We open the area, trace the path, and repair down to the decking.
Leaves from mature trees pack the valleys and gutters on Mosby Woods and Country Club Hills roofs, pushing water under the shingles. We replace the soaked underlayment and shingles and restore drainage.
Summer hail cracks the mat under the granules without leaving obvious marks from the driveway. We document the bruising for your insurer and replace the damaged shingles.
Active leak?
Water coming in right now? Call and we prioritize a same-day tarp to stop the damage, then schedule the permanent repair right away.
Local know-how
The City of Fairfax is an independent city, so roofing permits are pulled through the city rather than Fairfax County, even though the county surrounds it. A typical small repair won't need one. Larger jobs that replace decking or a large share of the roof can require a permit, and we check with the city and pull it when they do. If your home is in one of the HOA neighborhoods around Old Town or off Route 123, we match shingle color and style so the repair fits the association's guidelines.
Fairfax City sits in the path of the region's roughest summer weather. The June 29, 2012 derecho hit with 60 to 80-plus mph winds, and hail and microbursts have come back most summers since. Homeowners insurance often covers that kind of wind, hail and fallen-limb damage. We photograph and document every damaged area and can meet your adjuster on site.
