Roof Repair · Montclair, VA
Leaks, wind-lifted shingles and failed flashing on Montclair's colonials, split-levels, ramblers and townhouses, found and fixed by a GAF Certified Plus and CertainTeed ShingleMaster crew about 15 minutes away in Lorton.
Montclair roof repair
With most of Montclair built between the late 1960s and the 1990s, a lot of the leaks we chase here come from aging details rather than the shingles themselves. Pipe boots crack after years of sun, chimney flashing gets caulked over instead of replaced, and step flashing rusts where a lower roof meets a two-story wall on split-levels and colonials.
Trees are the other half of it. Many lots back up to woods, and shaded slopes stay damp, gutters fill with leaves and back water under the first course, and storm limbs puncture the deck. We trace where water is actually getting in, which is often feet away from the ceiling stain, photograph it, and quote the fix in writing before we start.
What we fix
On split-levels and two-story colonials, step and counter-flashing at sidewalls and chimneys is the most common leak source. We replace it rather than adding another layer of caulk.
Branches from mature trees crack shingles and punch through decking during thunderstorms. We cut out the damaged plywood, re-deck the area and blend in matching shingles.
Where two townhouse roofs meet, mismatched re-roofs leave gaps in flashing and underlayment. We seal the transition on your side cleanly so it holds through freeze-thaw cycles.
Active leak?
Water coming in right now? Call and we prioritize a same-day tarp to stop the damage, then schedule the permanent repair right away.
Local know-how
Montclair is unincorporated and outside the Town of Dumfries, and Prince William County doesn't require a permit for a residential roof repair. The exception is re-decking: a repair that replaces more than 256 square feet of roof sheathing needs a Prince William County permit, and we pull it when the job calls for it.
For repairs, we match shingle color and profile to what's already on your roof, which keeps the work in line with MPOA standards. Storm damage from wind, hail and fallen limbs is often an insurance claim, and we photograph every damaged area so your adjuster has documentation. Storms like the June 2012 derecho, which hit the whole region, are a reminder to keep that record.
