Roof Repair · Herndon, VA
Repairs for Herndon's 1890-to-1920 homes in the historic downtown and the 1980s and '90s colonials and townhomes of Franklin Farm, Fox Mill Estates, McNair Farms and Herndon Centennial.
Herndon roof repair
Herndon's housing splits in two. The subdivisions built from the 1980s onward, including Franklin Farm, Fox Mill Estates, McNair Farms and Herndon Centennial, went up with builder-grade shingle that is now at or past its first replacement. Those roofs start leaking where thin shingles crack, lose their seal and lift in summer wind, and where years of freeze-thaw have opened gaps around flashing and vents.
Downtown is different work. The Herndon Historic District covers roughly 170 buildings, most built between 1890 and 1920, and repairs there call for profiles and colors that look right on an early-1900s home rather than a generic subdivision shingle. Either way, we start with a 25-point inspection and photo documentation, then give you a written quote before any work is done.
What we fix
On downtown homes from 1890 to 1920, we match shingle profile and color to the era and the existing roof, and we handle the Town's exterior review where it applies.
Original subdivision shingle in Franklin Farm and McNair Farms has thinned and lost its seal. We replace failed sections and reseal loose tabs so the roof holds until replacement makes sense.
Winter freeze-thaw cycles open gaps where shingles meet walls, chimneys and vents. We replace loose or rusted flashing and reseal the joint so meltwater can't get behind it.
Active leak?
Water coming in right now? Call and we prioritize a same-day tarp to stop the damage, then schedule the permanent repair right away.
Local know-how
Herndon is an incorporated town inside Fairfax County, but roofing permits for most addresses route through Fairfax County. A small repair generally doesn't need one; a larger job that replaces decking or a large share of the roof can, and we check and pull it when it's required. Inside the Herndon Historic District, the Town of Herndon also reviews exterior changes, and out in the subdivisions many HOAs set approved colors, so we match repairs accordingly.
Herndon takes the same storms as the rest of Fairfax County. The June 29, 2012 derecho pushed 60-to-80-plus mph winds through the area, and summer thunderstorms still bring hail. Wind, hail and limb damage is often covered by homeowners insurance, and we photograph and document every damaged area so your adjuster can see it clearly.
