Roof Repair · Chantilly, VA
Pipe boot leaks, failed sidewall flashing and hidden hail damage on the 1980s-to-2000s colonials, two-stories and townhomes of Greenbriar, Poplar Tree, Virginia Run and Rocky Run, fixed by a Lorton-based GAF Certified Plus crew.
Chantilly roof repair
Chantilly was built quickly on the farmland south of Dulles between the mid-1980s and early 2000s, and many of its roofs have now weathered three decades of Mid-Atlantic seasons. On a Greenbriar or Poplar Tree home, the original 25-to-30-year shingle is at the end of its life, and on a Virginia Run colonial it's often already past it. Roofs this age rarely fail across the whole surface at once. They leak first at penetrations and transitions.
That's where we start on a Chantilly service call. Rubber pipe boots split, step flashing along two-story walls loosens, and shingles bruised by summer hail let water through in spots you can't see from the driveway. Shaded north-facing slopes also stay damp longer and show dark algae streaks. Our 25-point assessment checks the shingle, decking and ventilation, and you get photos and a written quote before any work starts.
What we fix
The rubber collars around plumbing vents crack and pull away after years of sun, letting water run down the pipe into the attic. We replace the boot and reseat the shingles around it.
Where a garage or porch roof meets a two-story wall, loose or rusted step flashing sends water behind the siding. We replace the flashing piece by piece and reseal the wall line.
Summer hail bruises shingle mats and knocks off granules in ways that don't show from the ground. We inspect every slope, mark each hit in photos and replace the damaged shingles.
Active leak?
Water coming in right now? Call and we prioritize a same-day tarp to stop the damage, then schedule the permanent repair right away.
Local know-how
Chantilly is unincorporated Fairfax County, so roofing permits go through the county's building department, not a city office. Routine repairs like a pipe boot or a few shingles generally don't need a permit, while larger jobs that replace decking or a significant share of the roof can. We verify what your project requires and pull the permit if it does. Many Chantilly subdivisions have HOAs with approved shingle colors, so we match each repair to your community's standard.
The June 29, 2012 derecho pushed 60-to-80-plus mph winds across Fairfax County, and hail returns most summers, lifting shingles and bruising mats. Damage from wind, hail and falling limbs is often covered by homeowners insurance. We photograph and document every affected area so your adjuster has a clear record of what the storm did.
