Roof Repair · Manassas, VA
Valley leaks, turret and dormer flashing, and storm damage on Old Town's Queen Anne, Italianate and Foursquare homes and on the city's mid-20th-century subdivisions, repaired by a GAF Certified Plus crew from Lorton.
Manassas roof repair
Manassas grew up around a Civil War-era railroad junction, and Old Town still carries that history. Its National Register district holds more than 200 buildings, including Queen Anne, Italianate, Second Empire and American Foursquare homes with steep pitches, turrets, dormers and complex valleys. Roofs like these concentrate water into a few critical points, and when the flashing at those points ages out, leaks follow quickly and often surface far from the source.
Outside Old Town, the city's mid- and late-20th-century neighborhoods tell a simpler story. Asphalt roofs installed a generation ago are at or past replacement age, and many leak first at worn shingles and tired flashing. In both settings we start with a 25-point assessment, photograph what we find, and put the repair in a written quote so you know the scope before any work begins.
What we fix
Round and multi-sided turrets need flashing cut and formed to follow the shape, and old patches there tend to fail. We rebuild the flashing at the base and at every wall intersection.
Victorian rooflines funnel heavy runoff through intersecting valleys, where worn shingle opens up first. We rebuild the valley with new underlayment and lining sized for the water it carries.
On the city's mid-century subdivisions, aging shingles and the flashing around vents and walls start to leak. We replace the failed sections and tell you honestly how much life the rest has left.

Local know-how
Manassas separated from Prince William County in 1975 and is its own jurisdiction, so roofing permits come from the City of Manassas, not the county. Small repairs generally don't need a permit, while larger jobs that replace decking or a significant share of the roof can, and we check and pull the city permit when required. Within the Old Town historic overlay, exterior changes draw extra review, and in neighborhoods with HOAs we match the approved shingle color.
The June 29, 2012 derecho drove 60-to-80-plus mph winds through the Manassas area, and the city sees wind, hail and heavy wet snow in the seasons since. That kind of damage, along with roofs struck by falling limbs, is often covered by homeowners insurance. We photograph and document each damaged area so your adjuster has a full record.
