Roofing · Franconia, VA
Impact Roofing replaces and repairs roofs on Franconia's 1950s ramblers and bungalows, its 1960s and '70s split-levels, and the late-1980s and 1990s townhomes of Manchester Lakes, from a shop about 10 miles south in Lorton.
Franconia roofing
Franconia grew up around an 1870s railroad station and turned into the suburb it is now during the 1950s. That build-out left a lot of one-story ramblers, bungalows and split-levels, including older streets in Windsor Estates, plus attached townhomes that came later in Manchester Lakes. Each type wears differently. A low rambler roof ages evenly across one big plane, while a split-level has walls, valleys and short slopes where water likes to find a way in.
Our shop sits about 10 miles south in Lorton, a short run up I-95 to the Franconia-Springfield Metro area, so inspections here are same week and usually next day. We go through a 25-point assessment, photograph what we find, and hand you a written itemized quote before any work starts. We're GAF Certified Plus, CertainTeed ShingleMaster and NRCA members, licensed in Virginia as a Class A contractor, and every job carries a 5-year workmanship warranty.

Why Franconia roofs
Ramblers and bungalows from Franconia's 1950s build-out are often on their second or third roof by now, and older decking and ventilation deserve a close look at replacement time.
Where a split-level's lower roof meets the upper wall, step flashing and counter-flashing take most of the water. Those joints are the first place we check on 1960s and '70s homes.
Townhomes built in Manchester Lakes from the late 1980s through the 1990s are reaching the 25-to-30-year range where an asphalt roof usually needs replacing rather than patching.
Local know-how
Franconia is an unincorporated part of Fairfax County with no town hall of its own, and Fairfax County doesn't require a permit for a residential roof replacement or repair. Manchester Lakes townhomes belong to a homeowners association, so owners there should check exterior guidelines first. If you're under an HOA, we help you pick a shingle color and style the board will sign off on. Re-decking is the one exception: replacing more than 256 square feet of roof sheathing does need a Fairfax County permit, and we pull it whenever a job calls for that much new decking.
Summer thunderstorms bring wind, hail and falling limbs across Fairfax County, and the June 29, 2012 derecho showed how much damage one storm can do here. Winter adds freeze-thaw cycles that open up worn flashing and cracked pipe boots. When storm damage is covered, we photograph every damaged area so your insurance adjuster has clear documentation to work from.
