Roof Repair · Franconia, VA
We fix leaks, failed flashing and storm damage on Franconia's 1950s ramblers and bungalows, 1960s and '70s split-levels, and late-1980s and 1990s townhomes, working from a shop about 10 miles south in Lorton.
Franconia roof repair
Not every leak means a new roof. On Franconia homes, most of the repairs we make trace back to a handful of spots: chimney and wall flashing that was caulked over instead of replaced, rubber pipe boots that split after years of sun, and shingles torn loose in a summer storm. The stain on your ceiling is often several feet from where water actually gets in, so we follow it back to the source before quoting anything.
Every repair starts with a free inspection, same week and usually next day. We run our 25-point assessment, take photos of each problem, and give you a written itemized quote that says what's wrong, what it costs and why. If the roof is near the end of its life we tell you, but if a repair will hold, that's what we recommend. Repairs carry our 5-year workmanship warranty.
What we fix
Where a split-level's lower roof butts against the upper story, step flashing rusts or was never installed right. We replace it along with the counter-flashing behind the siding.
On older ramblers and bungalows, chimney flashing is often a tar patch layered over years of earlier patches. We cut in new step and counter-flashing so the seal lasts.
Wind-lifted shingles and cracked ridge caps on attached townhomes can leak into the unit next door too. We replace damaged pieces and match them to the rest of the row.
Active leak?
Water coming in right now? Call and we prioritize a same-day tarp to stop the damage, then schedule the permanent repair right away.
Local know-how
Franconia sits in unincorporated Fairfax County, and the county doesn't require a permit for a residential roof repair, so a storm fix can start as soon as we're on site. In Manchester Lakes and other neighborhoods with an HOA, we match replacement shingles to the existing roof so a repair blends in. The exception is re-decking: replacing more than 256 square feet of roof sheathing needs a Fairfax County permit, and we pull it when a job calls for it.
A lot of repair calls here follow summer thunderstorms, when wind peels up shingles and branches come down on the roof. Winter freeze-thaw does slower damage, working water into cracked sealant and open nail holes. If storm damage might be covered by insurance, we photograph every damaged spot so your adjuster has the record they need.
