Roofing · Occoquan, VA
Occoquan is a riverside town of two-story frame houses from the late 1800s and early 1900s, a few far older stone and brick landmarks, and newer Victorian-style townhomes along Mill Street.
Occoquan roofing
Impact Roofing & Construction works out of Lorton, just across the Occoquan River, so the town is only minutes from our shop. Occoquan is small, about a fifth of a square mile, but its roofs vary a lot: gable roofs over the frame houses on Commerce, Union, and Washington Streets, pressed tin and standing seam on some older buildings, and modern shingle roofs on newer townhomes. We inspect, repair, and replace all of them.
Every job starts with a free inspection, scheduled the same week and usually the next day. We run a 25-point assessment, photograph what we find, and hand you a written, itemized quote before any work begins. We also roof the Occoquan-area neighborhoods outside town limits, including Lake Ridge to the west, where the rules differ from the historic district. Workmanship carries our 5-year warranty, and $0-down financing is available.

Why Occoquan roofs
Most homes in the historic district are two-story frame houses from the late 1800s and early 1900s, where aging decking, old flashing, and past patch jobs often hide under the current roof.
Some older buildings still carry pressed tin or standing seam metal. Those roofs need their seams, fasteners, and coatings checked, and the town's guidelines favor keeping them rather than tearing them off.
The street grid climbs a wooded slope above the Occoquan River, so wind-driven rain, falling limbs from the bluffs, and winter freeze-thaw cycles all wear on these roofs.
Local know-how
Prince William County doesn't require a building permit for a residential re-roof in Occoquan. The step to plan for is inside town limits, in the Old and Historic Occoquan District, where exterior changes, roofs included, go before the town's Architectural Review Board first. We check with Town Hall on every job and prepare the ARB submittal ourselves, matching colors and materials to the district. The exception is re-decking. If a job replaces more than 256 square feet of roof decking, Prince William County requires a permit, and we pull it for you.
Storm damage here usually comes from summer thunderstorms, strong wind, and limbs dropping from the wooded hills above town. The June 29, 2012 derecho tore through the whole region and showed how fast a roof can open up. Outside town limits, in Lake Ridge and the rest of the Woodbridge area, the town review board doesn't apply, and the county doesn't require a permit for a residential re-roof there either.
