The short answer

Replacing the siding on a typical 2,000 to 3,000 square foot single-family home in Northern Virginia and Maryland costs about $15,000 to $22,500. Across all home sizes and materials, most siding jobs run $10,000 to $30,000 or more.

Where your home lands depends mostly on how much wall there is to cover, which material you choose, how many stories it is, and how much trim, soffit and fascia comes with it. The exact price comes in writing after a free inspection.

What moves the price

What sets the price of new siding.

01

Wall Area

Siding is priced by the square of wall surface. A two-story colonial has far more wall than a rambler with the same footprint.

02

Material

Vinyl is the most economical. Composite, fiber cement and insulated siding cost more and bring better durability, insulation or a more authentic look.

03

Stories & Access

Second and third stories need staging and slower work, especially on steep lots.

04

Removal & Sheathing

Old siding comes off first. Rotted sheathing or missing house wrap found underneath has to be fixed before new siding goes on.

05

Trim, Soffit & Fascia

Wrapping trim and replacing soffit and fascia adds cost but finishes the job and keeps water and pests out.

06

Windows & Corners

Every window, door and outside corner needs trim and careful flashing, so a home with many openings costs more to side.

Where you land

Low end or high end?

Lower end of the range

  • One-story or smaller home
  • Vinyl siding
  • Simple walls with few openings
  • Sound sheathing under the old siding

Upper end and above

  • Large two-story or three-story home
  • Fiber cement, composite or insulated siding
  • Many windows, gables and corners
  • Sheathing repair plus full trim, soffit and fascia

Materials

Vinyl, fiber cement, composite or insulated.

Vinyl

The most economical choice, low maintenance, and available in a wide range of colors and profiles.

Fiber cement

Heavier and more rigid, with an authentic painted-wood look and strong resistance to impact and fire.

Composite

Engineered siding that combines a wood-like appearance with better moisture resistance than real wood.

Insulated

Siding backed with rigid foam that adds an insulating layer, improving comfort and helping with heating and cooling costs.

Insurance

When insurance pays for siding.

If wind, hail or a fallen tree damaged your home, homeowners insurance often pays for the work, and your out-of-pocket cost is typically the deductible. Age and normal wear generally aren't covered. We document storm damage with photos and measurements and work directly with your adjuster.

What's included

What a complete siding job covers.

When you compare quotes, check that each one covers the same scope. A complete job should include:

  • Removal and disposal of the old siding
  • Sheathing inspected, with damaged sections replaced
  • House wrap installed or repaired
  • Flashing at windows, doors and roof-to-wall joints
  • New siding installed to manufacturer spec
  • Corner posts, J-channel and trim
  • Soffit and fascia where included in the scope
  • HOA color approval where required
  • Full cleanup of the property

Comparing quotes

How to compare siding quotes.

01

Same Material & Line

Compare the same material, product line and thickness. Thin vinyl and premium vinyl are not the same siding.

02

House Wrap & Flashing

Ask whether house wrap and window flashing are included. They're what actually keep water out.

03

Trim Scope

Check whether soffit, fascia and window trim are in the quote or extra.

04

Sheathing Allowance

Ask what replacing damaged sheathing costs, so the price doesn't grow after the old siding comes off.

Questions, answered

Siding cost FAQ.

How much does new siding cost in Northern Virginia?
Replacing the siding on a typical 2,000 to 3,000 square foot single-family home in Northern Virginia runs about $15,000 to $22,500. Smaller homes with vinyl land near the low end; larger homes with fiber cement, composite or insulated siding and full trim work land higher.
How much does siding cost for a 2,500 square foot house?
For a 2,000 to 3,000 square foot single-family home, new siding typically runs about $15,000 to $22,500. Premium materials like fiber cement or insulated siding, extra stories, sheathing repairs and full trim, soffit and fascia work can push it higher.
What's the cheapest siding?
