Cost Guide · 2026
What a standing seam metal roof costs on a typical single-family home in Northern Virginia and Maryland, what moves the price, and how it compares with asphalt over the life of the house.
2026 pricing
The short answer
A standing seam metal roof on a typical 2,000 to 2,500 square foot single-family home in Northern Virginia and Maryland costs about $40,000 to $50,000. Across all home sizes, most metal roofs run $25,000 to $70,000 or more.
That's typically two to three times the per-square cost of asphalt. The offset is a 40-to-70-year lifespan that makes it very likely the last roof the house needs. The exact price comes in writing after a free inspection.

What moves the price
Metal is priced by the square like any roof, and the panels themselves cost far more than shingles, so size moves the total more than it does on asphalt.
Thicker panels, taller seams and premium profiles cost more but stand up better to wind and look crisper on long roof planes.
Standard painted finishes cost less than premium coatings and specialty colors. Your HOA's approved palette can narrow the choice.
Every valley, hip, dormer and chimney means custom-cut panels and fabricated trim. Long, simple planes are the most economical.
The old roof comes off and the deck is checked before panels go on. Rotted plywood found under the old roof adds to the cost.
Snow guards, custom flashing, ridge and eave trim are all fabricated to match. Steep roofs over walkways usually need snow guards.
Where you land
Is it worth it?
A metal roof costs roughly two to three times as much as asphalt up front. But a typical asphalt roof lasts 25 to 30 years, and a standing seam roof lasts 40 to 70. For a homeowner planning to stay, metal often replaces two asphalt roofs, with concealed fasteners, better wind ratings and snow that slides off instead of building into ice dams.
If you expect to move within a few years, asphalt is usually the better value. We'll show you the math for your house either way.

Insurance
If wind, hail or a fallen tree damaged your home, homeowners insurance often pays for the work, and your out-of-pocket cost is typically the deductible. Age and normal wear generally aren't covered. We document storm damage with photos and measurements and work directly with your adjuster.
What's included
When you compare quotes, check that each one covers the same scope. A complete job should include:
Comparing quotes
Compare the same panel type, gauge and seam height. Exposed-fastener metal is cheaper but not the same roof as standing seam.
Metal needs a high-temperature underlayment. Ask what's specified, not just which panel.
Ask whether trim and flashing are custom-fabricated to match the panels or generic pieces.
Standing seam is a specialty install. Ask how many metal roofs the crew has done and see photos of finished work.
